Lender Custom Documents

This option is only available to Investments Add-On module users. 

This guide will strictly cover the new process for generating these types of documents, if you'd like to learn how to insert and work with variables or the custom documents module, please follow the One-Stop Custom Documents Guide.

1) Create and Upload your lender (investor) statement.
Note: You can download and upload our starter document template titled 'Lender Statement of Account' via these Starter Templates

Once uploaded, you'll want to go to the 'Edit' button.
By default, a custom document’s Template Source/Target is set to ‘Per Loan’. For lender statements, set to ‘Per Lender’.
Date Range Options determine what data will be displayed in the lender statement. The following shows how each option affects the data shown:

  1.  Month Prior to Document Date -
    Document Date of 7/15/2023 shows data from 6/1/2023 - 6/30/2023
  2.  1st Day of Document Date Month to Document Date -
    Document Date of 7/15/2023 shows data from 7/1/2023 - 7/15/2023
  3.  1st Day of Document Day Month to End of Month -
    Document Date of 7/15/2023 shows data from 7/1/2023 - 7/31/2023 

Once you've selected set those options you'll want to click 'Save Changes'. 

2) Once uploaded, you can test your custom lender document using the ‘Test’ button located in the Custom Documents list.
If no changes are needed and the document is ready for use, you can go to your Contacts list and go to your desired contact’s Document tab to generate a lender document.

3) In the contact’s Documents tab, click on the ‘Create Document’ button to begin the process of generating your lender statement.

Use the dropdown menu under Select Merge Document Template to show your lender statement.
Then enter the desired Document Date by either typing or using the calendar button located to the right.
The screenshot below shows the Lender Statement of Account Template being selected with a document date of 08/01/2023.

The following step will show you the matched merge field variables and data results (you can manually edit the data in this step if it's not correct, this way it'll reflect accurately once the document is generated).

The following step asks you to name the file if you'd like to name it something specific other than the default system name for the file. 

The document has then been created and is all looking good to send to the borrower if you'd like (by using the Send button - which sends the document to the email listed in their contact information). 

Lender Statement Automation

If you're looking to automate the generation of your lender statement document you'll want to click on the 'Automate' button.
Once you've clicked that, you'll see option(s) for the 'Automation Trigger Event'. Select one and then click 'Next'.
Note: At this time, the only option is 'Beginning OMonth'. 

The following page will prompt options for 'Days after event to generate document' and 'Auto Email'. 

Days after event to generate document: This will set the number of days after 'Beginning Of Month' to generate the lender statement, if the 1st of each month is fine, then leaving '0' (Zero) is good. If you enter 1 then the docs would generate on the second of each month and so on. 
Auto Email: This option if set to 'Yes' will prompt the following dialog (image below) for you to enter the Email's Subject and Body. You'll want to write a general statement since it'll be the same Subject and Body for all loans. The document will be attached as a PDF file when emailed. 
If you don't select 'Yes' then the documents that are generated will be located under the Contact's (Investor's) Documents tab. In both scenarios, any generated document will be found under the Contact's Documents tab. 

Once you're done with setting up the Automation settings you can click 'Done' to finish setting up Automation.
To undo Automation on the document, you'll want to click the same 'Automate' button and you'll see the following 'Turn off automation for this template' option. 

You'll want to click that blue link and it'll automatically take you back to the list of custom document templates.
