Outline – Training – Working with Investments
- Investments Module - https://bryt-product-guide.document360.io/docs/investments
- Creating a Simple loan for demonstration purposes
100K, Periodic/360, No Prorate, 12%, Amortize 0 (Interest-Only), default late fee split - Add 2 lenders/investors (once the loan is set In Service)
- Show Fees (Servicing Fee) – Note here that 1% is equal to 1% of the note rate for the loan, on a 12% loan, 3% would mean 25% of the interest income for that single lender/investor goes to the Servicer. 12% on a 12% rate loan would mean the servicer gets 100% of the interest income on the loan.
- Record an on-time Payment and show the register - splitting of fees and how they are distributed among Investor Payouts and Servicing Payouts for each lender if points (servicing fees) were assigned to them
- Show Investor Payout (V3) Report using a date range that includes the loan’s Paid On Date for the payment that was just recorded.
- Assign button – show how it’s used to assign the second lender’s amount to an existing investor
- Add Principal – either creating a new investment or adding principal to an existing investor
- Optional: Lender Fee splits with Investments and show the Register outcome when these fees are paid as well, maybe adding in a late fee to show how the split works for that as well. (https://bryt-product-guide.document360.io/docs/lender-fees)

Notes: If you have the borrower portal, unfunded loans will now allow the borrower to submit payments until investors are assigned to fulfill 100% funding
